Consider How Old Your Roof Is
If you have asphalt shingles, there are numerous variables to bear in mind. The age of your roof is super important. If you can’t tell how old it is, give us a call, we will figure it out for you. Not only that, but we can also tell how long your roof will last over your head. On average, though, the three-tab shingles at the end of each roof section last about 15 to 20 years. If they are of good quality, they can go beyond, pulling off a surprising 40.
Look for curling or buckling shingles, balding, signs of sagging, moss, and shingles with blisters. If there are granules in the gutter, this, too, along with what we previously mentioned, are clear-cut indicators that your roof is too old to repair. Get a replacement instead!
How Long Do You Plan to Stay In Your House?
Most people are to their houses like butterflies are to flowers; they do not stick around one for much longer. How long will you stay in your current house? If you have a long-term plan, then an old roof needs to be replaced, pronto! However, if you have already had repairs done, we recommend letting those repairs last for some time. The math is easy; stick to repairs and temporary measures if you are planning to move. Similarly, do something more long-term, possibly permanent, if you want to grow old with your house.

Replace or Repair – Which Will It Be?
It really comes down to your commitment. If you have, say, a 5 to 10-year plan, a replacement is appropriate. But anything shorter than a year or two and repairs are adequate enough. Serious damage, of course, requires a complete replacement. But for leaks, missing shingles, nail pops, punctures and holes, cracks, blisters, weather, and tree damage, splitting, and other small-scale problems that could lead to potentially bigger ones, consult a professional.
